Open House Notes is built to keep your data private. Here's exactly what stays on your device and what never leaves it.

The short version

Everything you create in Open House Notes — addresses, ratings, notes, photos, voice recordings, and documents — is stored on your device and in your own private iCloud account. We, the developer, cannot see it. There are no ads, no analytics, and no tracking.

What we collect

Nothing that identifies you, and nothing that is sent to us. The app does not include third-party analytics or advertising SDKs, and it does not transmit your notes to any server we control.

Where your data lives

On your device & in your iCloud

Your open house records are saved locally and, if you are signed in to iCloud, synced through Apple's iCloud (CloudKit) to your other devices using your private database. This sync is between you and Apple; the developer has no access to its contents.

Location

With your permission, the app uses your location on-device to estimate distances to homes and to help plan driving routes. Your location is used on your device and is not collected, stored on our servers, or shared. You can change this anytime in Settings > Open House Notes > Location.

Photos, microphone & documents

Photos you attach, voice notes you record, and disclosure PDFs you import are stored with the relevant home on your device and in your private iCloud. They are used only to power features you choose to use.

On-device AI

AI summaries and disclosure analysis run entirely on your device using Apple Intelligence (on supported hardware, iOS 26 and later). The content of your notes and documents is not sent to us or to any third party for this processing.

Data sharing

We do not sell, rent, or share your data with third parties. When you choose to share a report, you decide who receives it and how — the app simply hands the file to the share sheet you pick (Mail, Messages, Files, and so on).

Deleting your data

Deleting a home removes its records from the app. Deleting the app removes its on-device data. iCloud copies can be managed in your device's iCloud settings.

Changes to this policy

We may update this policy to reflect changes to the app or legal requirements. Significant changes will be posted on this page.
